Brick homes from the 1960s and 1970s around Tea Tree Plaza and the O-Bahn, many now split into unit groups — in-home rug cleaning in Modbury for downsizers, renters and young couples alike.
Grit, stains and pet smells — lifted out of the rug, not covered up.
Local service
Modbury is where the north-east goes to shop and catch the bus: Tea Tree Plaza, the O-Bahn interchange, Modbury Hospital and Civic Park all sit within walking distance of each other along North East Road. The suburb around them was built out in the 1960s and 1970s with cream and red brick homes on quarter-acre blocks, and a great many of those blocks have since been subdivided into groups of units and two-storey townhouses. That gives Modbury an unusual mix: retirees who have been here since the house was new, next door to a unit full of first-time renters.
The original homes have slate entries, timber boards under old carpet and a formal lounge that now holds a wool-look synthetic rug over the carpet or the polished boards. Units and townhouses are tiled or laid with floating boards, and the rug in the living room is the one soft surface, commonly a medium 1.6 × 2.3 m piece because the rooms are modest. Retirees often have a runner in the passage and a rug in a sunroom; renters have a shag or a flatweave bought for the move. We clean all these synthetic, cotton and machine-made rugs where they are. Genuine wool rugs, which some long-time residents have had for forty years, go to a specialist.
In the older homes the rug in the formal lounge has often never been cleaned, and the pile is flattened and grey along the path to the good chair. Grandchildren visiting on a Sunday add biscuit crumbs and juice. In the unit groups the problems are rental problems: a rug that smells of the previous tenant’s cat, a drink stain hidden under a coffee table, and a lease inspection coming up. Leaf litter from the street trees comes in on shoes through autumn, and dust off North East Road settles on anything near a front window.
For a rug that has not been cleaned in decades we take it slowly: a long dry vacuum, a pre-spray to loosen the grey, then the hot water extraction pass, repeated on the traffic path until the water comes back clear, and the pile usually lifts noticeably. In a unit we clean on the tiles where the rug sits and leave the floor dry. Cat and dog smells get the enzyme treatment. A medium rug is $99, and if you have a runner or a second rug it is 10% off in the same visit. Most rugs are dry in two to four hours, which suits a morning booking before an afternoon inspection.

Modbury questions
Yes. We work around her, move only what we need to, and put it all back. One lounge rug usually takes under an hour and is dry within a few hours. You can book on her behalf and we will confirm the time with you both.
Usually. Cat urine needs the enzyme pet treatment rather than a standard clean, and we extract the result out of the fibre and backing. If the smell has soaked into the floor beneath, we will tell you before we begin so there are no surprises at the inspection.
How it works
We read the label or test the fibre, check the backing, the stains and the smell, and tell you honestly what will lift — and whether it is a rug we should be cleaning at all.
Grit sits at the base of the pile and grinds the fibres every time you walk on it. A slow vacuum, both sides, gets it out before anything gets wet.
A pre-spray for the traffic lanes, enzyme for pet urine and organic stains, targeted treatment for wine, coffee and ink.
Heated solution in, dirt and water straight back out in the same pass. Low moisture, so the floor underneath stays dry.
Optional sanitiser or Scotchgard, then we groom the pile so it dries evenly. Most rugs are dry in 2–4 hours.
Questions
We price by the size of the rug. A runner or small rug up to 2 m² is $69, a medium rug (2–4 m²) $99, a large 2 × 3 m lounge rug $139, an extra large rug (6.5–9 m²) $179 and an oversized 3 × 4 m rug $219. Pet urine treatment, heavy stains, Scotchgard and sanitising are optional add-ons from $20–$40, all on our price table. The minimum booking is $89, every rug after the first in the same visit is 10% off, and the price is confirmed before we start.
In your home. We bring a hot water extraction machine to you and clean the rug where it lies, or on a tiled floor, verandah or driveway if you prefer. There is no pick-up, no wash plant and no week without your rug — it is back in use the same day.
Synthetic rugs (polypropylene, polyester, nylon, acrylic), machine-made wool-look rugs, cotton flatweaves, shag and high-pile synthetic rugs, kids’ rugs, hallway runners, outdoor rugs and rubber-backed mats. We do not clean wool, hand-knotted Persian or Oriental, silk, viscose, jute, sisal, sheepskin or cowhide rugs — those need a specialist rug laundry, and we will tell you so rather than risk your rug.
Most synthetic rugs are dry to the touch in 2–4 hours, thick shag and cotton closer to 4–6. We extract as much water as the machine will pull, groom the pile, and tell you how to speed it up — lift one edge onto a chair for airflow underneath, a fan across the surface, and no furniture back on it until it is fully dry. Book a morning slot and you are walking on it that evening.
A 2 × 3 m rug is $139 in Adelaide, cleaned in your home. 7 days a week.
