Mitchell Park · SA 5043
Flinders students and staff, Tonsley’s new apartments and 1960s Housing Trust homes on the same streets — rug cleaning in Mitchell Park homes and rentals, from $69 for a runner.
Grit, stains and pet smells — lifted out of the rug, not covered up.
Local service
Mitchell Park sits between Marion Road and the railway line, with Flinders University and the Flinders Medical Centre up the hill and the old Mitsubishi plant now reborn as the Tonsley innovation precinct at the southern end. The housing shows the area’s working history: 1950s and 60s double-unit and semi-detached homes built by the Housing Trust, many now owned by investors and let to students and hospital staff, alongside new townhouses on subdivided blocks and apartments at Tonsley Village. A great deal of it is rented.
Share houses here run on cheap rugs. A polypropylene lounge rug covers the worn carpet or the vinyl that the landlord never replaced, a runner takes the traffic from the front door, and each bedroom has a small synthetic rug from a flat-pack store beside the bed. The new townhouses and Tonsley apartments are the opposite: engineered boards or polished concrete with a single large rug chosen to fit a tight living space. Owner-occupiers in the renovated Housing Trust homes have usually uncovered the original pine boards and put a mid-sized rug in each room. All of these are synthetic or cotton and clean well in place.
Rental turnover is the issue. Rugs pass from tenant to tenant, carrying spilled drinks from exam-week parties, bike grease from the hallway, and the smell of whoever had a cat two leases back. Bond cleans get left to the last day, and a rug that is still damp when the agent arrives is a problem. Students on a budget try supermarket stain removers, which often leave a lighter patch worse than the original mark. In the apartments, a rug on polished concrete gathers grit that scratches the slab, and the owners worry about moisture. And a lot of these rugs are simply filthy from years of never having been cleaned at all.
We fit around tenancies. Book a morning on your last day and the rugs are dry by handover, with an invoice the property manager can see. The hot water extraction pass pulls out years of accumulated grime and the detergent residue from DIY attempts, and the recovery water shows what left the pile. Cat and dog odour get the enzyme treatment; we will tell you if it has soaked into a foam backing that cleaning cannot reach. On polished concrete we keep moisture low and check the slab is dry before leaving. The minimum booking is $89, so a runner and a bedroom rug together is the sensible way to book for a share house, with the second one 10% off.

Mitchell Park questions
If the rug is structurally fine and the problem is dirt, cleaning is far cheaper than replacing and you leave with a clean inspection. If the backing has rotted or a pet has saturated it, we will tell you on the spot and not charge you to clean something that should go in the skip.
Yes. Polished concrete handles moisture better than timber, but we still keep it low and extract thoroughly, then lift the rug and dry the slab under it. We also vacuum the grit out from underneath so it stops scratching the floor every time the rug moves.
How it works
We read the label or test the fibre, check the backing, the stains and the smell, and tell you honestly what will lift — and whether it is a rug we should be cleaning at all.
Grit sits at the base of the pile and grinds the fibres every time you walk on it. A slow vacuum, both sides, gets it out before anything gets wet.
A pre-spray for the traffic lanes, enzyme for pet urine and organic stains, targeted treatment for wine, coffee and ink.
Heated solution in, dirt and water straight back out in the same pass. Low moisture, so the floor underneath stays dry.
Optional sanitiser or Scotchgard, then we groom the pile so it dries evenly. Most rugs are dry in 2–4 hours.
Questions
We price by the size of the rug. A runner or small rug up to 2 m² is $69, a medium rug (2–4 m²) $99, a large 2 × 3 m lounge rug $139, an extra large rug (6.5–9 m²) $179 and an oversized 3 × 4 m rug $219. Pet urine treatment, heavy stains, Scotchgard and sanitising are optional add-ons from $20–$40, all on our price table. The minimum booking is $89, every rug after the first in the same visit is 10% off, and the price is confirmed before we start.
In your home. We bring a hot water extraction machine to you and clean the rug where it lies, or on a tiled floor, verandah or driveway if you prefer. There is no pick-up, no wash plant and no week without your rug — it is back in use the same day.
Synthetic rugs (polypropylene, polyester, nylon, acrylic), machine-made wool-look rugs, cotton flatweaves, shag and high-pile synthetic rugs, kids’ rugs, hallway runners, outdoor rugs and rubber-backed mats. We do not clean wool, hand-knotted Persian or Oriental, silk, viscose, jute, sisal, sheepskin or cowhide rugs — those need a specialist rug laundry, and we will tell you so rather than risk your rug.
Most synthetic rugs are dry to the touch in 2–4 hours, thick shag and cotton closer to 4–6. We extract as much water as the machine will pull, groom the pile, and tell you how to speed it up — lift one edge onto a chair for airflow underneath, a fan across the surface, and no furniture back on it until it is fully dry. Book a morning slot and you are walking on it that evening.
A 2 × 3 m rug is $139 in Adelaide, cleaned in your home. 7 days a week.
